BUILDING SERVICES MANAGER

Airducter is a Darwin based owned and operated organisation providing industrial and commercial air conditioning and mechanical services in the NT since 1983. Airducter prides itself on the provision of quality products and services based on a solid foundation of a strong, skilled and committed workforce.

We are seeking a qualified and experienced Building Services Manager on a full-time basis to oversee our Facilities Management sector.

Key Duties include:

  • Planning, designing, monitoring and inspecting systems;

  • Advising clients and architects on matters relating to building services;

  • Negotiating and developing project contracts and agreeing these with clients;

  • Making life-cycle decisions about existing systems equipment and the appropriate location of new equipment;

  • Designing systems with the aid of computer-aided design software;

  • Managing and forecasting spending and ensuring that work is kept to budget;

  • Commissioning, organising and assessing the work of contractors;

  • Overseeing and supervising the installation of building systems and specifying maintenance and operating procedures;

  • Monitoring building systems and processes;

  • Ensuring that the design and maintenance of building systems meets legislative and health and safety requirements;

  • Assessing the life cycle of buildings and their component services to minimise resources consumed and the impact on the environment;

  • Assisting with compilation of relevant tender offerings;

  • Ensuring our service offering meets all WHS, Quality, Environmental and legislative requirements and aligns itself with our Indigenous Development Programme expectations;

  • Increasing the client base of the service offering; and,

  • Managing all relevant internal staff as well as subcontractors.

Skills and experience

  • A degree qualification in Engineering;

  • Minimum 5 years’ work experience;

  • Proven experience managing complex building services packages on commercial construction projects;

  • Experience with the installation, maintenance and testing of essential Building services - Mechanical, Electrical & Hydraulic;

  • A sound understanding and application of statutory legislation including knowledge of the WHS Act, Building Code of Australia and the relevant services Australian Standards;

  • Strong communication & leadership skills;

  • Proven budgeting, forecasting and tendering skills;

  • Ability to successfully gain various federal police and security clearances as required; and,

  • OCHRE Card (Working with Children), or have the ability to gain.
